Q: What are my business hours?
A: The office hours are Monday through Friday 9am to 5pm.

Q: Do I get to see the lease or sign it?
A: The property owner receives a lease to sign, scan and email back to the office.

Q: Do you sell real estate too?
A: Yes when the time comes to sell your property, we can certainly list it for you to obtain qualified buyers and get it sold expeditiously.

Q: How and when do I get my checks?
A: Checks are mailed along with the monthly statement on the 8th of each month.

Q: How is rent collection handled?
A: Tenant is responsible for submitting the rent payment to the office on the 1st day of each month.

Q: How long of a lease do you sign?
A: The lease is for one year. The minimum lease length is 7 months with the property owner approval.

Q: How does your company advertises my property for rent?
A: We take pictures, do all the write ups and advertise your property for rent through the JAT Property Management LLC website which gets tag to other rental websites such as Zillow, Truila, Rentpath, Hotpads, Apartments.com, Zumper.com, Homesnap.com, realtor.com, the MLS, and social media via Facebook, Twitter and Linked. This is how we obtain the tenant leads. Also, “A For Rent” sign in placed in the yard if there is no restriction from the HOA.

Q: Will your company make my monthly mortgage, HOA and insurance payments?
A: Please provide the office with your mortgage coupon, HOA and insurance booklets and we will make your monthly payments for you at an additional fee.

Q: How much security deposit do you charge the tenant?
A: We charge at least one month security deposit equal to the monthly rent. An additional month of security deposit may be charged as well depending on the applicant and the property owner requirement.

Q: How soon can you start managing my property?
A: As soon as the management agreement is signed and the property is ready to be shown for rent.

Q: What type of properties do you manage?
A: We manage residential single-family homes, condos, townhomes and villas. Long-term rentals only.

Q: What type of reports do I get and how often?
A: The property owner receives a monthly statement of activity pertaining the property. The monthly statement shows the rental income minus monthly fee and any maintenance that occurred at the property.

Q: Who holds the tenant security deposit?
A: JAT Property Management LLC holds the tenant security deposit in a Florida Banking institution. The bank holding tenant deposits and escrow is Well Fargo Bank in Altamonte Springs Fl.
