Q: Can you hold a place before I apply?
A: When a holding deposit (equal to the monthly rent) is given and JAT Property Management LLC and
the property owner approves your application, then the property is on hold until the lease and first
month payment is applied.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: The holding deposit which is equal to the monthly rent is paid first in a cashier’s check or money
order. Once approved by JAT Property Management LLC and the property owner. The holding deposit is
applied towards the security deposit. The first month rent is submitted when the lease is signed and
property keys given. The first month rent must be in a cashier check or money order.

Q: How old do you have to be to apply?
A: All adult applicants must be at least 18 years and older. Any persons occupying the property 18 years and older must complete an application for rent.

Q: Is the deposit refundable?
A: The deposit is refundable if there is no damages beyond normal wear and tear, the lease is full-filled, the rent payment is current and there is no outstanding late fees or payment invoices.

Q: Who needs a cosigner?
A: A co-signer may be required in some particular instances along with JAT Property Management along with the property owner approval.

Q: You have a property I want to rent. How do I apply?
A: Applications will be made available when you view the property and wish to apply. Or visit the JAT Property Management LLC website and download an application. We can forward you an application via email or text.

Q: What must be included with the application?
A: Completed application along with the application fee per adult. Other documents which need to be included are hard copies to two payment periods of recent pay stubs, copy of driver’s license and holding deposit in cashier check or money order. NOTE: The application process will be delayed if all documents required are not submitted.

Q: How do I pay rent?
A: The rent is paid to the office via USPS. JAT Property Management LLC is working on setting up for ACH payment of monthly rent in the future.

Q: I want to get a pet. What do I do?
A: Most property owners do not allow pet(s). If a property owner does allow a pet(s), a pet fee must be submitted when the lease is signed. Normal pet fee is $500 per pet. The tenant may be required to purchase additional pet insurance.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: JAT Property Management and the property owner will have to approve the roommate move out. There is a move out form and a transfer of security deposit forms that will need to be completed and signed by all parties to the lease agreement.

Q: My lease expiration is coming and I want to move out. What do I do?
A: All tenants will receive a lease renewal letter along with a new lease approximately 90 days before the lease expiration date. A letter of intent to vacate the property must be received by the office no less than 60 days before the lease expires.

Q: Who is responsible for paying for repairs & maintenance requests?
A: JAT Property Management LLC and the property owner are responsible for maintenance that is required on the property. In the event that the maintenance was caused by the tenant neglect, the tenant will be responsible to pay the repair invoice.
